Kyiv took 36th place in the European ranking of housing prices

Kyiv took 36th place among 37 European cities in the Global Property Guide housing price rating, according to data from the updated Square Meter Prices in European Cities table for April 2026, published on the research website.

The average housing price in the capital of Ukraine is estimated at 1,970,000 euros per square meter. m. In one year, the indicator increased by 2.6%, and in two years - by 0.9%.

In the rating, Kyiv turned out to be one of the most affordable markets in Europe. Below the Ukrainian capital in the table is only Chisinau, where the average price of apartments is 1,720 thousand euros per square meter. At the same time, Kyiv is cheaper not only than Western European capitals, but also most of the cities of Central and South-Eastern Europe.

For comparison, in Belgrade, the average price of new objects is 3,333 thousand euros per square meter. m, in Podgorica — 2,141 thousand euros, in Bucharest — 2,250 thousand euros, in Sofia — 2,300 thousand euros, in Athens — 2,500 thousand euros, in Budapest — 3,061 thousand euros, in Zagreb — 3,781 thousand euros

Kyiv's low place in the European table reflects the impact of the war on the real estate market. investment risks, limited external demand and buyer caution. Unlike many European capitals, where prices are supported by mortgages, migration and stable investment demand, the Ukrainian market remains dependent on security, macroeconomics and the recovery of business activity.

At the same time, the positive annual dynamics show that the Kyiv market is not in a state of deep decline. Growth of 2.6% per year indicates the presence of domestic demand, especially in the segments of ready-made housing, quality objects and locations with developed infrastructure.

Kyiv remains the largest real estate market in Ukraine and the main center of business activity in the country. It accounts for a significant part of the demand for housing, offices, commercial real estate and rental properties. After the end of the active phase of the war, the capital itself can become one of the key centers of the recovery of investment activity.

So far, Kyiv remains one of the most affordable large cities in Europe in terms of housing costs in euros. For potential investors, this may mean a low entry threshold, but at the same time a high level of country, military and regulatory risk.
